The Southern Bluffs Homeowner’s Association is a Colorado non-profit corporation under the Colorado Common Interest Ownership Act. Management of the Association is vested in a Board of Directors and Officers that includes five members:

The Declarations establish a standing Architectural Review Committee (ARC) appointed by the Board of Directors to review proposed improvements and perform other associated duties. The ARC consists of three voting members and additional members as needed. Currently, they are:

Committee decisions are subject to Board review. One member of the Board serves as an ex-officio ARC member to help coordinate activities between the Board and the ARC but does not vote in ARC decisions. Committee terms are indefinite.

From time to time the Board may establish other ad-hoc committees to perform certain functions or tackle pressing issues.
The Association is governed by its Declaration, Covenants, Conditions and Restriction (CC&Rs), Bylaws, Responsible Governance Policies, and other guidelines as established by the Membership and the Board of Directors.
The Board of Directors administers contracts for clubhouse management, landscaping, and other services as required to maintain the community amenities in pristine condition.
