The Codes, Covenants and Restrictions (CC&Rs) establish basic requirements for new developments in the subdivision.  New developments are further subject to Architectural Control Standards that guide the review process of the Architectural Review Committee (ARC).

All new developments require an application and submittal to the ARC for review and approval prior to beginning construction.  The Association has established a $800 “Construction Impact Fee” and a $100 mailbox fee to offset costs for mailbox upkeep and street maintenance associated with impacts from construction activities.  Both fees are required with the submittal to the ARC for all major new and remodel construction.  The fee will be returned if the proposed improvement is not approved.  Minor developments requiring review by the ARC do not require a Construction Impact Fee at the discretion of the ARC and Board of Directors.

To submit a proposed new development to the ARC, fill out the application (link below), attach all required documentation and the Construction Impact Fee as applicable, and mail it to the ARC at 801 Bluffs Blvd., Cortez, CO 81321.  Submittals may also be provided in person.  The ARC has 30 days to review and approve or deny submitted improvements once the Construction Impact Fee is received or if the fee is waived in the case of minor improvements.
